A building permit is required for a patio as follows:
- 10m2 or larger
- Higher than 2.4m
- Any size that’s attached to another building
In a residential zone, a patio generally can be built as below:
- Attached to a building or freestanding
- Made from metal or wood
- Maximum flat roof height can be 3m
- Maximum gable roof highest point can be 6m
- Posts can be on the boundary
- Roof and gutters setback 0.5m from boundary
A building permit is required for a shed as follows:
- 10m2 or larger
- Higher than 2.4m
Generally in a residential zone, a shed or garage is required to be setback as follows:
- 1m from a side and rear boundary where the length is less than 14m
- 1.5m from a side or rear boundary where the length if over 14m
- 1.5m from a secondary street boundary regardless of the length
The required setback may increase depending on the height of the structure.
Important note:
- A shed cannot be located in a property’s front yard
- If the property is located in areas other than residential zones or if there is a development envelope on the property, you will need to consult with the City’s Planning Services on 9394 5000
- The City has a planning Policy on Outbuildings (PLN 3.4), which includes restrictions on the height, area, location and finish of sheds and garages. A copy of this Policy is available at www.armadale.wa.gov.au/local-planning-policies

- 10m2 or larger
- Higher than 2.4m
- Any size that’s attached to another building
In a residential zone, a shed generally can be built as below:
- Carport length is 9m or less; 1m boundary setback
- Carport length is 9m or more; 1.5m boundary setback
- Located on secondary street; 1.5m setback regardless of carport size
Important note:
- Carports are included in the front setback calculation
- Carports constructed at right angles to the street may need a 3m setback
A building permit is required for any deck. A deck is required to be:
- Setback a minimum of 0.9m from any boundary
- A deck 0.5m, or higher, within 7.5m of adjoining property requires screening to comply with 5.4.1 Visual Privacy of the Residential Design Codes for single dwellings
A building permit is required for a water tank 5000 litres or larger. In a residential zone, a water tank generally can be built as below:
- Made from steel, fiberglass, stone, concrete or plastic
- Base of the water tank is to be directly on the ground, or
- Supported by a manufacturer designed stand no higher than 0.3m
Important note:
- A water tank cannot be located in a property’s front yard or visible from streets
- Planning approval may be required in certain property zones, or
- If a water tank is larger than 90,000 litres
A building permit is required for a pergola or shade sail as follows:
- 20m2 or larger
- Higher than 2.4m
- A pergola or shade sail can be attached to a building or freestanding
Important note:
- A pergola or shade sail cannot be attached to a boundary fence, or
- Protrude or have water run-off into a neighbouring property
