The City of Armadale is looking to capitalise on its strong business growth by developing a short-stay accommodation precinct close to the Central Business District (CBD).
The City is seeking private sector partnership to develop, own and operate short stay accommodation on two land parcels on Armadale and Abbey Roads.
With a combined area of 1.36 hectares, the two parcels of land located within four freehold Council owned lots represent a significant opportunity for developers to take advantage of Armadale’s economic and population growth and associated demand for quality accommodation options.
City of Armadale Mayor Henry Zelones OAM JP said occupancy rates in the City were generally very high, with visitors often forced to travel outside the region as local accommodation was at capacity
“Travellers spent an average of 9500 nights per year in Armadale between 2011 and 2013,” he said. “Business travellers accounted for approximately 15 per cent of these nights.”
“Investment from multi-national companies like Hitachi Construction Machinery Australia and the expansion of government services in the Armadale City Centre provide the potential to further increase the demand for accommodation.
“There was also an average of 11,000 leisure visitor nights per year spent in Armadale between 2011 and 2013, and an estimated 206,000 day trippers during this time.
“If these visitors were able to stay in Armadale it would result in demand for an additional 30,000 visitor nights,
“The development and sustainable operation of short stay accommodation is integral to our growth as a City and enables the area to generate revenue and employment while supporting our tourism initiatives,
“It is an ideal opportunity for private enterprise to develop, own and operate short stay accommodation to enhance an already diverse range of opportunities for business, commercial and industrial investment,
“This will contribute to Armadale establishing itself as the heart of retail, commerce and industry in the southern southeast corridor.”
